Mortgage exception declined

    I'm pretty unimpressed by the encounter I've just had with BoI. I'm looking for a mortgage exception, which I'm aware is difficult to get. On a call with your mortgage team, they took some basic details and told me I met the criteria for an exception (repayment capacity etc) so could apply. They gave me AIP for the full amount (I know that means nothing) and set me gathering all the many documents for an application, including a salary cert from payroll. After sending that in I had a 40-min application call with one of the specialists. The whole process was full of errors and repeition, including repeated emails I received requesting documents which the specialist agreed ye had already received from me. That was Friday, Tues morning I receive a call telling me the exception has been declined and asking if I wish to proceed with an application for the standard amount. My frustration in this is not just the waste of time in gathering documents which most likely were not even looked at, but also that no reason for the decline was given. When I enquired, I was told the team don't have to give any reason. I understood from the beginning there was a strong chance I wouldn't get what I was asking for, but other banks are clear on their reasons for this (e.g. repayment capacity/single applicants etc.) I can only assume it wasn't as straightforward as this, as surely then BoI wouldn't have wasted my time if they could see from the first phone call that I wouldn't be approved. Surely you can give people some indication? If it's something I can work on (such as car loan repayments affecting the calculations) then I would want to know and can apply again down the line, whereas if it's BoI just applying some blanket rule then I'll know not to bother with them again. Really unimpressed with the bank I have to say, I've talked to a lot of banks and ye were the only one to give me such a runaround for absolutely no feedback.
