7 year rule - is retention a foregone conclusion

    Situation:
    House built 2004 with significant changes to the approved plan:
    Base footprint of house scaled up by ~15%
    Ridge height 1m higher to incorporate living space in attic (velux windows to rear)
    Single storey extension to rear for larger kitchen
    Additional windows on gable (both floors)

    Retention is being sought now for the house to sell.

    My question is that with the 7 year rule is it only a matter of time before the retention is granted? The rule suggests to me that the council cant enforce the house to be changed now...

    Nope, it’s not a guarantee.
    It’s not relevant on the planning process. It’s only of relevance if the planning enforcement section try to enforce any action.

    It could still be refused, or granted with significant conditions to alter.
