Attic Conversion Planning

    I've been advised from an architectural designer that : The max allowable extended area at first floor level/attic conversion is 20sqm for a detached dwelling, so we will need planning.

    I can't find any information on this online so wondered if anyone else was aware. It was my understanding that so long as there was no change to the shape of the roof, planning was not required.

    There have been recent cases where converted attics have been refused by ABP. The reason is that planning was granted for area x and the house gross internal area has now increased to y, so therefore you have actually increased your allowable permitted floor area, especially if there are other extensions to the original footprint, beyond the exemption limits as set out under class 1(1)(c) of the regs. 20msq for detached and 12msq for semi/terraced.

    The OP says their first floor/attic which to me means it could be one in the same.

    Maybe the OP can confirm.

    But I would of the school that would agree that attic conversions within the original roof are exempt from planning.

    Obviously building regulations are required.

    Yes, we have a bungalow and want to convert the attic.
    I'm aware of lots of friends with converted attics who didn't get planning. I can't find anything online which contradicts the understanding that planning is only needed if changing the roofline.
