    Hi

    Currently toying with the idea of putting one of these in the back garden, Not sure what they are called, Seomra, Log house, cabin etc.
    I'm looking for any information at all really, but I have heard a few things already that I was wondering about.

    Cedar Wood, I am told is the best build to get if planning on having somebody living in it full time, is that correct?
    Without a concrete base, there are other options. One that was mentioned is placing posts deep into the ground and i guess some sort of base on top of those?
    Could that type of base be applied to any of these types of houses?
    Importing these with electrics and plumbing already preinstalled in the panels, is it worth it? (Not really looking at that, but curious).
    What are the height restrictions?
    Finally, what type of insulation would be the best to get in Ireland?

    Obligatory post to let you know that these need planning permission and also need to comply with building regulations. You will probably have difficulty with both.

    If you had a site you would have a small possibility of getting planning. In a garden though for someone to live in, highly unlikely.

    An engineer will need to certify the construction and that it complies with building regulations.

    Maybe ask designer to do a draft design and arrange a pre-planning meeting with your council planning department.

    The details can be decided down the line, bear in mind NZEB standards will likely impact the cost too.

    Please use the search function as these questions, and more, have been asked multiple times over.

    I can guarantee you that that build won't comply with NZEB regulations

    What you describe is a Garden Shed. That’s all it will be.

    Planning. Won’t be granted.
    Regulations. Sheds.
    Pre-Planning. Don’t waste your time.
    NZEB. Don’t apply to sheds.

    Id put in ground screws, they have so many advantages, speed, they can be removed later on etc. Just put the 6x2 treated timber on top of them. What is access to the back garden like? might be better investing in something, that can be craned in and out. far easier to sell at a later date...

    I have a few drinks on me tonight, but am a bit lost. I started thanking all posts until kceire where I didn't understand the reply. :o (but thanked for the answer anyway as it made)

    Does that mean I apply for a shed? (Sorry if that's a question you can't answer here, or if I got it completely wrong by reading the next answer.)
    There are people in the same place I live, with these 'log cabins' or 'seomras' etc. built in their garden.
    I had no idea that this may be one of those legal things where permission is only allowed when you go about it a different way than you had intended to make it less hassle. I genuinely thought it was okay to do this without permission as so many have done it.
    Back Garden access is okay. Mainly through side entrance but other options if needed.

    @sydthebeat - I did search. I searched garden house, summer house, seomra, log cabin. I'm sure I searched using a few other keywords, but didn't find the answers I was hoping for.
    I found out that certain words are very handy for importing (but found that in google).

    @kceire and idbatterim I think I have to have a prebuild/kit?
    @Fringegirl - It has a chance? :D
    - My house would be 'late' to the idea of putting one of these in the garden. There are many with them on the same road as I am on, and then in the lane at the end of road too.

    If they are living in those other units they are doing so illegally.
    You can search to see if they have planning for a habitable structure. Most likely they don’t.

    Log Cabin/Prefabricated House/Prefab Shed/Granny Flat

    So many names for these Illegal structures that a lot of people are investing in
    You will not get Planning approval for it I'm afraid, even if the Site is 5 acres with 4 of the acres Private living space (back garden)
    The council have ordered the removal of everyone of these structures, I've been involved with to date
    (Mainly Retention Permission Applications after the fact)
