Roofing Quotation

    Hi all,

    I had a quotation in from a roofer to do some repair work to my 4 bed semi-detached house. It came to €1900 and just wanted to see if it was in line with what would normally be expected? It seems a lot for one day on a roof with little or no materials. Do roofers get a high rate of labor for working at a height? The breakdown is as follows, any help from someone in the know is appreciated!

    -To clean out all the guttering on the complete house
    -To seal up leaking joints on the guttering
    -To unblock the downpipes on the complete house
    Gutter cleaning = €70

    -To supply and install new UPVC eaves felt along the complete gutter line of the main house (3 sides) and the lower extension at the front of the house
    UPVC eaves felt = €650

    -To remove the old cement from the ridge cappings on the front porch and re-bed and point them with new cement
    Ridge pointing on porch= €230

    -To remove all grass and overgrowth from the lead valley and to repair the missing or broken barge pointing on the complete valley with new cement
    Pointing in valley = €400

    -To remove the old broken or cracked ridge pointing from the ridge line on the hip at the back of the house and repair it with new cement on the complete ridge line
    Ridge pointing on roof = €300

    -To repair cracked or broken tiles on the roof
    Tile repair = €50

    Labor = €200

    Overall total cost of job €1,900

    Do you have any pictures of the roof, is it obvious that this work needs to be done

    Have the tiles in the third picture been pushed up to show the felt ? Unless you have leaks I wouldn't bother doing anything other than clearing the moss off the roof and valleys, and cleaning the gutters, try get a recommendation from someone who has got there gutters / roof cleaned locally.
    Don't allow someone who arrives at your door, telling you that your roof needs work done, and they specialize in power washing near the roof.

    Regarding the quote you got, if you were having new facia and soffit fitted, the gutters would have to be removed and refitted, also the cost of replacing the tiles is too low, if they are going to remove ridge tiles to rebed and repoint them, they will break tiles doing so

    Seems like a lot of work. When you break it down it's not that bad.

    Being honest if all that work is done I think the quote is fine.

    Yes you do have problems with your roof and yes the felt does need to be replaced into the guttering this will prevent rot on the lowest battens and subsequently it should prevent water ingress behind the render and into the house

    There's alot wrong in that roof and given another few years as it is the bill could be bigger.

    Make sure get proof of works done photos or visual yourself.

    The quote seems all wrong to me, €650 which seems cheap, to replace facia and felt to the first lath, which would involve removing and refitting gutters also, probably 70-80 ft in total, and €930 for a few buckets of mortar for pointing, and what's the €200 for labour.
