    1. Re 40sq M extension to a house without planning. Is that the foundation area or volume of extension. Ie can you put a 2 story extension on 10m x 4m provided it does not exceed the height of existing building.

    2. Is it more economical to sink a new well or pay for a 700m new mains water connection.

    3. Do you need planning to put in a septic tank.


    Between council and Irish water I actually can't get a straight answer

    1. its internal floor area, within the external walls. a second floor would mean a total of 80 sq m, which isnt exempt

    2. get quotes and see. OTTOMH id say a well would be cheaper, however you may be forced to connect to a mains in a planning application.

    Council provide all the leaflets to guide you through the exempted criteria. They will not answer specific questions due to liability. This is where you engage a local planning agent for their professional opinion.

    Floor area is measured off the internal face of the wall in the finished extension.

    Well sinking is a very rural query so I’ll let one of the rural lads answer that. Planning may need to be considered.

    Septic tank planing is required as far as I’m aware. But again, one of the rural lads can confirm.
