property sale - legal obligations of estate agent or vendor's solicitor

    In a property sale, if a flaw with the property (e.g. boundary dispute or breach of planning permission) is known to the estate agent and/or vendor's solicitor, is there any legal obligation for them to inform potential buyers?

    Yes, the vendor's solicitor should disclose any such flaws in the draft contract for sale

    Would that be an outright legal requirement or more of a professional responsibility/code of practice type thing?
