    Good evening.
Can anyone advise on whether stamp duty is payable at the non residential rate if yoy buy a property with tenants who have a year left on their lease and you want to live in the house once the tenants leave?
    Any advice welcome.

    Thanks.

A rental property is residential so you pay the residential rate same as if you were living in it.
