Buying Agricultural land

    Hi All,

    Not sure if this is the right forum but here goes,
    I’m thinking of buying 10acres that has come up for sale near me, as a kind of investment but I’m wondering a few things:
    How do I know/find out if it’s good land (not being from a farming background) for the price?
    Are there other methods of using the land that won’t require full time farming?
    What is the going rate for agricultural land in Tipperary?

    My advise is to bring someone with a farming knowledge to walk the land. Ask around about the land in the area. The asking price normally reflects the quality of land unless it is in a sought after area for building etc.

    Forget about it 10 acres of land has little agriculture value

    Unless it’s adjoining one or maybe two farmers that could add it to their block. Then you have a valuable piece of land.

    You mean an expensive piece of land. I presume when the OP says it has come up for sale it's up publicly. If the farmers want it they'll try for it now. If not I wouldn't be banking on making a profit from selling to them down the line.

    No offence - but you have no business buying land if you need someone to tell you if its good land or not

    If you have money - keep it away from land and invest in something you do know about

    And anyway even if you did know about land it's still a bad investment for the vast majority of people

    Look at it this way. Your buying an asset that most people who use it (ie farmers)lose money on it.

    What sort of return percentage are you hoping for per anum? You might be better off spending it on 4 or 5 things that you enjoy instead of lumping it all into what could turn out to be another Bull McCabe's field.

    10 acres across the road from me made 145k, I doubt the new owner took today's beef price into consideration when they bought it, oh and BTW it wasn't me:eek:. Small parcels tend to be more expensive.

    It's value all depends on 3 things; location, location, location. It's only a small trip from Upperchurch to the Golden vale, but there might be a huge difference in land values, and Upperchurch could be more expensive!

    If the seat's wet, sit on yer hat, a cool head is better than a wet ar5e.
