    Hi. Apologies if this is the wrong place but I was looking for some clarification.

    My partner our son and I are going to be renting a place soon. Between us we have enough to cover the rent and bills but probably wont be able to save much (I just started a new permanent local government job while my partner is currently on maternity leave though is self employed and can claim job seekers). We have been with the homeless action team for a few months now and they seem to think we will be able to qualify for the full amount of HAP (whenever it actually gets approved)

    Even though we can cover costs the HAP would be great to help us save up going forward. The place we will be renting is being managed by a property management company and I was mainly wondering if while we are already under contract can they refuse to accept HAP?

    I've seen some cases where landlords have had to pay up for discriminating but no actual explicit statement that they have to accept.

    yes they can refuse to accept hap
    Alot of landlords dont accept it because its paid in arrears and is inspected etc

    are you on the local housing list?
    you will be means tested and need to fall under the income threshold for your area to be approved

    No they cannot refuse HAP, it’s against the law and as you have said a landlord can be heavily fined for refusing. However most won’t say they are refusing, they will just give the property to the next person who is not on HAP.

    If you are already residing in the property the management company will have to accept HAP.

    I was refused a rental quite openly in writing after I had viewed the house, got on fine etc then "confessed". She then emailed me telling me that she could do this as it " did not suit my husband and I."

    I did not follow it up . Found somewhere else
