Replacing old cottage

    We just purchased a tiny (37m2) cottage in Meath on a beautiful 1 acre site. We would have liked to renovate the cottage but it looks like its beyond repair - subsidence, many large cracks, damp, no foundation etc.

    If we were to replace the cottage with a new build would I be applying for PP as a new green field applicant or does the fact that there is a house on the site change things somehow.

    The plan for the new build would be for a similar style property, also small at 50m2.

    Planning required. Planning authority will comment on whether local needs applies. Is the cottage derelict? Is there a septic tank, Is it registered with the council?

    I'm not sure of the definition of derelict but I have arranged for a structural engineer to compile a report. The cottage was inhabited until 2008 but has gotten into poor shape since then. It is registered with the council but never had any septic tank or waste treatment of any type.

    There is an ESB connection to the house.

    So hasn’t been lived in since 2008, assume power is disconnected by esb and there’s no waste system.
    I’d speak to the council before purchasing
