BCAR - does it really still take a full 21 days?

    Trying to close on a new build, been chasing the developer to file this online and was told it only went in last Thursday meaning the 21 day timeframe started on Friday.

    House is finished as is snagging, is there any way to speed up the process or is it simply a case of we have to wait while Dun Laoighaire Rathdown council do their thing while the house sits there empty?

    It’s not the councils fault that your developer is taking his time lodging the statutory documents. Maybe the house wasn’t compliant and that’s why thenAssigned Certifier wouldn’t lodge the documents.

    Time wise, it will depend on if DLRCC are inspecting the development and wish to carry out a final inspection, and whether that inspection throws up and issues.

    Thanks, I understand that the developer has been slow to file the paperwork, the question was does it still take a full 21 days as it seemed a long time (can understand it taking up to 21 days but have been told you always get it back on say 21 itself).

    As above it depends on the Inspections.

    Once your guy lodges it, the Admin get a notification.
    Yours will not be the only CCC lodged. It goes into a que.
    The Admin validate the application for the property to be placed on the register. If all ok on the admin side, it goes to the Technical side for inspection or to clarify if what's built matches what was lodged

    Once both sides are happy, they make a recommendation for it to be added to the register.

    Is your house a single build?
    Is it part of a larger development?
    Is the developer lodging full completion for the whole development of just a partial completion for your house?

    These questions also have an impact on the turn around time and inspection process.

    Normally early in Dublin city. Can’t answer for DLRCC.
    But remember, your house is part of a group of completions, if there’s something wrong with another house, the whole completion cert is paused or invalidated.

    They cannot pull one house and say it’s ok but the other is not.
