Mortgages for one bed properties in Dublin

Hi there, What is the maximum LTV mortgage a first time buyer can get in Dublin. Currently looking at properties in Grand Canal Dock and Ranelagh/Rathmines area. Is it still 80% or have we started to appreciate that small properties are needed in a healthy market, and are offering 90% again? Thanks, ncounties
