AirBnB will attract tax, you're better off doing Rent a Room, even if you only do it Monday to Friday and getting someone you get on with rather than having to pander to randomers.

As for good reviews if you're adamant you want to AirBnB, keep the place spotless, be friendly with the guests and there's not a huge amount more too it other than you need to make sure your communication is good with incoming guests.
