What’s the best way to deal with planning fraud -gain by deception ,report it to the Gardai under fraud or the Coumty Council ? ,basically ithe fraud is getting planning on a site using a family members name as the real owner had a house already so they could not apply. The planning in my area is very restrictive .They make a huge gain by this fraud .

Usually if local needs is as strict as you say, then one of the conditions is that the applicant live in the house for s minimum period of time. Usually, 7 years.

This would be a breach of the planning so you could report it to the planning enforcement section of the council.

Not much point in waiting till the house is built as the damage is done. If you feel strongly about it, suggest you write to the relevant planning authority. Up to them then to investigate as they see fit.

Solicitor is the way to go, not a Garda matter.

Just curious, but why would you go to a solicitor? Perhaps if the OP has real skin in the game and would like to see the proposed structure stopped. But maybe they just live in the general neighbourhood and don't like to see others screwing the system?? Who knows?

Edited to add: ah I see the OP is some sort of dispute with ex. Messy..
