Existing entrance

    I'm looking at building a house in a field and accessing the road via an existing farm lane.

    How would this be viewed in the planning process? Would I need to apply for intensification of use?

    The existing sight lines on the road do not comply with current standards. Would this be a problem?

    The road is 3 meters wide. Are there some exemptions for roads under 4 meters?

    Depends on the condition of the farm lane, would you drive your car down it now no problem at say 20mph? Or do you need to upgrade it, what does this cost, do you have a legal right of way?

    If you're applying for a house, access to the site comes with the planning application, you will need to provide sightlines, and include this work with the planning application and all works within the site edged red.

    There is an exemption for an entrance for public road under 4 metres, with the proviso that it would not cause or be a traffic hazard, and no sightlines well is a traffic hazard.
