West Wicklow grass

    Hi, have 4 clean acres at the back of my house in grass. slightly sloping and is south facing. Farmer keeps it clean and in good shape. There will be a few cattle on it over the summer. What's its actual value in rent as all I get from the farmer is a nod / wink and a promise of "I must sort you out for that grass" I also supply water thru my domestic meter. Its going on 4 years and yes I know I shouldn't have left it that long but just got busy.

    I assume you have no way of knowing what land is going for in the area?


    Regardless, not less than 150 an acre if it's an actual field with actual grass and not the side of a mountain. Take that as a safe floor. 4 acres isn't that big but sure if you're watering the animals for him and all he has to do is let them in the gate (maybe connect up a drinker) then I'd say it's not much extra hassle for a small fella to make use of.



    Some land goes for upwards of 300 these days. I don't know what too much is, but I'd say less than 150 is too little. At the same time, he is keeping it clean for you.

    I rent 2 2ac field off a neighbour joining me as they have no animals to Keep it clean. I give them €125/a.c. it was reseeded 5 yrs ago they paid for seed and fert and ploughing I done the rest of the work involved on a verbal agreement we would have it for 5yrs or more we fenced it last year on same agreement..
    I maintain all field ditches and road ditch.
    Every ones happy, I can graze cows on it and they have a few quid and nice fields to to look out on.

    Its definitely a field in good grass, the water costs me about 120 per year so I'll need to include that.

    There is definitely a value in keeping the price low for him as he does keep the field well minded, clean and clear of weeds. I'll try him at €300 / year for the 4 acre plus water and see how it goes.

    I'll be interested in seeing what transpires. I've 4 acres in Kerry. Had a farmer put some weanlings on it for a few months over winter to clean it up for me. Promised me a load of slurry.
    I've fertiliser to spread and some fresh seed.
    Hoping for some silage of it this year.
