As the title suggests, has anybody / is it normal for people to move into a new build before the snag list is complete?

i would imagine that snag list is closed out and any issues resolved before you sign final contracts?

Any body have anything in their final contracts about issues that arise within the first 6 months of living? Does the builder usually cover these?

Hi Anthony, its not unusual for a home owner to get in to the house prior to all the snags getting completed.

Usually once BCAR is validated the home can be handed over, so if the snags arent all complete by this stage the developer can ask the question if the client is still happy to proceed to closing on the basis that they will be done in the coming days, just keeps the ball rolling on both sides and is very common.

    Hope this answers your question.

On the 6 months issues, normally as a rule of thumb any settlement cracks will not be fixed but any plumbing/electrical issues they can come out but depending on the contractor

    Do not do it.
If the builder is slow in fixing issues before he has your money, imagine how slow it will be fare he has the full payment!

Don't move in before fixes are done. The builders will promise you everything and they will be your best friend until your in. Then your down the bottom of the best friend list!
