    Any thoughts on the new housing at Sli Na Manach, Mungret?

    3 bed semi detached is 287K. Looks pretty neat. Living room is decent.

    How's the area like?

    I noticed other new developments are also in this price range. But Mungret area appears to be neat.

    Agreed. I was home a few weeks back and drove in there, it's actually terrible.

    I noticed other new developments are also in this price range. But Mungret area appears to be neat.

    It's a good quality product and a high spec. They are certainly more 'worth it' than those in Ros Mor, and they hold their own against Bloomfield. Ros Mor is overpriced by a country mile, as is the development in Clarina. Bloomfield and Sli na Manach are probably the only ones with justifiable underlying value. Caisleann na Habainn are ok, nothing great, but the developer at Ros Mor has some neck to be charging what he's charging and I feel sorry for the youngsters buying there.

    Definitely Sli na Manach has best quality built followed by Bloomfield (but Bloomfield offering larger area at the same price, however it's far off city).

    Sli na Manach will be ready to move in next year November which is a drawback. I am going to look at the new builds in Monaleen by Rooney auctioneers. Let's see.

    So far Mungret is on my top list, although it's costing a fortune for a 3 bed.

    I live around the courner and have been following the developement of the estate for several years. Not a hope would I purchase one. Way overpriced, the estate was left unfinished for over a decade and the roads arent the best.

    Also, traffic will be a nightmare once the mungret gate estate is completed.

    Aye, there's 200 houses going in off the roundabout whose traffic would have priority. There's also 800 social houses going into Mungret College as part of Limerick 2030. Traffic alone would be an utter nightmare in a few years.

    I dont have info on prices but there are 2 new schools after being built and opened up the road in the last year.

    I don’t think that Clarina dvpment is overpriced at all (at least when it was 250k). The 3 bedrooms are real 3 beds not like the mungret one sli manach which is 2 beds plus box room for more expensive house? Ok the mungret ones are slightly bigger in square meter but the Clarina one has better layout overall. Plus with the new mungret development it is going to be an absolute nightmare! Clarina is close enough to town without the mungret traffic.

    be sure to ask about the proximity to the cement factory as realtors seem to dodge it on every occasion its brought up :) Ask to see if they'd be knocking a few quid off the sale price

    If you are buying in Mungret and can't factor in the fact there's a cement factory next door and yet expect a discount on a new build because of it...

    You will be in for a shock!

    So, I went along. The road issues mentioned previously have been sorted out. Houses are fabulous, great fit out, and decent inclusions. So, I bought one!

    Didn't enquire, but the existing detached that are end houses (which the current ones are) have a side entrance big enough to bring a car.

    The Cement Factory was never a concern to us, I see most of the opposition against it as alarmism.


    Even if the distance to it was an issue, a lot of Raheen, Mungret & Dooradoyle are quite close by aswell.



    To be honest, I'd be more worried about breathing in exhaust emissions from cars than that.

    I work in the Raheen estate and my car had dust on it at the time of the last leak which I think happened back in 2015. I imagine most of Raheen and parts of Dooradoyle were affected too ie. not just Mungret.

    Unless I'm mistaken, it hasn't happened since.

    I'm not trying to defend Irish Cement, but I don't think their presence in Mungret is the issue some are making it out to be.

    Just saw this thread mentioned mungret gate we went for a viewing today, although they are nice inside does anyone else feel they are small? We looked at the extended 3 bed semi and the older property in dooradoyle we are renting now feels bigger. The bedrooms were pokey with just the bed in it, they’ll be tiny once wardrobes and a chest of drawer is in there

    Or is it that this is the way all new builds will be and they are "modern" homes? If the wardrobes were built in then the rooms are an okay size but adding in furniture will just make them the size of box rooms. For €310k you can get a decent sized second hand property thats bigger and will have all the flooring done too, so whats the justification of the price? the energy rating is the only plus im seeing so far, im trying to love it but just can't lol

    So I started this thread about 7 months ago and I had first viewing of the home in November. It was a 3 bed semi detached for 287K, showcase house.

    Cons: We felt it was too packed, the kitchen was just a corner. Living room was packed, although the sliding pocket door did make it brighter but overall we were not satisfied with the living area of the whole house.

    Pros: Large windows and good height for ceilings. Staircase to go up had a window too which made a big difference. A3 rating and floor heating. The area looked posh and had somewhat "American feel" to it.

    Final conclusion : We bought another property which is bigger and cheaper.

    Looks like we’ll be doing the same. The only new houses that have any appeal are the new ones in the grange they look big enough and if they’re not bigger they’ve used the space wisely

    I had the same thoughts about the 3 bed, which is why I bought the 4 bed after seeing the other show house.

    Has anybody bought a house in the newest phase of sli na manach and has moved in already? The building seems to have slowed down and the there isn't much happening out there lately.
