Planning permission to sell from a farmyard

    Hi all. I would love to know if I need to apply for planning to sell sand, gravel and other bulk items from a yard. The yard was originally a farm yard about 20 years ago but there has been nothing happening there since that time. I want to put up a company sign and flag advertising. Any help would be great.

    As per your other thread, most likely Planning for change of use required.
    also planning required for the signage.

    Current use - Farm (agri)
    Proposed use - Retail / Commercial of some sort

    Would you hazard a guess at the cost of applying for planning and how would the rates then be applied to an open yard.

    Depending on what county your in, but the rates charged by the county council would not make it financially worth your while.

    The materials you need to get in, first you'll need a good access roads/lanes on your property for tipper trucks to get in and a good wide entrance gate to fit a tipper truck and tip the loads off, but if your customers see the trucks coming, they'll go directly to the sand and gravel company as the company name and phone number will be on the truck, so have deliveries made very early in the morning or very late evenings.

    If a customer needs a full tuck load of what ever, they'll go directly to the quarry to get it, but if they want a half load or less, then yes they'll buy from you as quarries dont like and wont sell half loads.
