    Hi All,

    Am looking at a house at the moment and am trying to figure out if the following works would be feasible taking into account our budget. We have no idea where to start!

    The house is a 150msq 1960s detached house with a side garage. We would be looking to do the following work:

    Replace all windows & doors
    Garage conversion (approx 12m2)
    Knock the wall between Kitchen and dining room
    Install glass doors at rear of house (at the moment the kitchen is slightly extended from the original structure- we wish to replace 2 of the three walls with new glass doors and replace and existing glass door in the dining room to match)
    Replace kitchen to include island/breakfast bar
    Construct small utility room in within existing kitchen area
    Construct small ensuite in master bedroom
    Replace upstairs bathroom
    Insulate Attic

    In comparison to another job we were considering this doesn't seem particularly onerous but obviously is still a big job.

    If we were to buy the house for the asking price we would have approx 150k to spend on work to the house. I know these questions tend to illicit the response of "how long is a piece of string" but any help at all would be appreciated!

    I think your budget should be fine for the works you have outlined. Sounds like a realistic budget.

    150k should get you there but all depends on spec of materials etc. How many windows? Some houses have 6 & some have 16! Ask 3 builders for estimate & see what comes back

    Doing a very similar job with a few extras at the moment and 150k sounds just about right. It goes without saying but get several quotes as the prices will vary hugely.

    Price of rubbish disposal is huge in some parts of the country at the moment which makes any demolition work expensive while materials have also jumped in cost of late. Good luck.
