What protection/rights does a longterm tenant (12 years plus) of a commercial property have when the property is being sold by the landlord?

There is no lease in place and the rent is paid up to date.

    Thanks in advance

Quite a lot, but it depends. A trip to the solicitor and potentially a few thousand euros bill is unavoidable here really.

There is the right to seek a 20 years lease unless the right to do so has been renounced.
