Change from 2 bed to 3

    Do you need planning to change the inside of a house from 2 bed to three bed?Will there be issues selling later on?
    E.g. Move bathroom and make it a bedroom. Put up stud wall and divide a bedroom to put a bathroom in.
    Or change kitchen to bedroom and move kitchen into sitting room.
    Changes only inside and no change to foot print of property. Thank you.

    No planning requirements as all internal works but you will have Building Regulations that need to be adhered to. Fire safety, ventilation etc
    So kitchen position etc will be dictated by these.
    Edrooms need means of escape and have specific requirements.

    So if Bathroom is turned into a bedroom i have to remove the bathroom window, remove electric heater in existing bathroom and electric extractor fan and put in an escape window and bedroom heater instead. Then put up a partition with green boards and drill a vent in put extractor fan and postition bath toilet sink that should work?

    Without giving you the full details and/or designing it for you, yes along those lines. The new bathroom then has requirements also.

    Thank you. I will make sure I check the full requirements for building regs.

    If later I go to sell will I need anything to get signed off confirming completed correctly? Will take photos before and after for back up.

    Most likely sign off required.
    No point taking photos. They can’t be relied on later.
    Get design, inspection and sign off now while carrying out the works.

    Architect, Engineer or Building Surveyor would be the norm.
    Some Technologists or technicians may have the required PI Insurance to offer this service too.

    If you’re removing a window, this may be considered a material alteration to the property which would require pp. Check that out.

    We would be replacing a frosted window at the front of the house with an opening escape window. Window not looking into anyone so ok there and no changes to structure.
    Looks like I might be a no goer as the house has a shared garden and there are many 3 beds in the area. Getting another selling agent to look at it and see what they think.

    Would not be classed as a material alteration, but, if there’s a specific condition on the original planning permission that requires this window to be frosted, then planning would be required to change it to standard glass and supersede the original condition as such.
