Cant locate planning file online

    Just wondering if anyone can shed any light on this for me.

    Im looking for the planning docs online in DCC for a semi detached house that was built within the last 10/15yrs. It was built in the back garden of an existing house. The neighboring properties have all done the same (built 2 houses semi detached in the rear gardens). The planning files for the neighboring houses are showing up.

    The only docs relevant to this site are one application that was made and declined when this house and 2 neighbors applied together to build in the rear gardens (it appears they went it alone after that application) and the only other relevant item is a Social Housing Exemption Certificate application.

    From what I can see the neighboring additional houses are older than the one Im looking at. Does the fact that there is a SHEC indicate anything? If I call to the planning offices will there be a file to view?

    If it’s not online, it may be in the internal files. The online search facility is an aid, it should never be relied on for thorough searches as many apps from years gone by are not on it.

    The internal staff will check the APAS system.
    Where is it?

    The SHEC is a separate procedure but suggests there was a planning application. Have you searched using the map tool? That should list all records for this site. The file will be available, but if it has been archived you will need to order it and pay a fee

    Thanks yes I am confident there is a file. I think ill drop into the Council (dub City) and ask to view.

    Best to call first and see if its available as it may have to be retrieved from archives.

    Archives are stored off site.

    Should not have as the SHEC is applied for before the application for the new dwelling goes in, or it can go in at the same time.

    Both occasions, there is no Plan Ref for the dwelling application available so it gets its own Ref Number.
    Similar to the site notice, it goes up before the planning is lodged so no technical link to the application by way of shared ref number.
