Sign for commercial development

    Query in short is does a sign at side of the road not attached to a building require a Commencement Notice? The sign has planning permission granted and is in connection with the main development, which is commercial and which has both planning and commencement?

    Is it a building?
    Material Alteration?
    Sub-Division?
    Extension?

    But, it is a form of Structure or very loosely related, so I would lodge a short form of CN without Documentation to cover my back side.

    I wouldn’t consider a CN appropriate for the sign alone, the building control regulations only apply where building regulations apply. And a sign could not be considered to be a building.

    If the sign is being installed at the same time as the other works a CN would be appropriate

    Point could be argued that the erection of the steel column and it’s foundations are related to Part A.

    It also depends if there’s a CN for the main works, as if there is, then a separate CN wouldn’t be required. I’ve had both occasions in front of me recently.

    Yep, all perfectly good interpretations of the regulations.
    I’ve seen people lodge CN’s for these works and I’ve seen people not lodge them.

    Onus is on the building owner and how their professional agent interprets the regs.
