Planning issue

    Hi,
    Just seeing if anyone has advice this.
    Currently looking for planning and it has been refused based on the planners inspection.
    It passed the percolation tests but the planner doesn't agree that the site is suitable. Has anyone experienced this before?

    Post up the refusal letter and reasons.
    You can also download the Planners report from the website, upload that.

    Have you got time to appeal if you feel your calculations are correct and the planners are wrong?

    It may have passed the percolation test, but planners will oftentimes go to the site to inspect the trial holes and test holes themselves. There may have been evidence that while the test passed on the day it was carried out, it may not have passed in worse weather conditions (eg. higher water table, evidence of mottling).

    That said, it'd be unusual for a full refusal based on that as you'd be more likely to be asked for further information including another test or a redesign of the treatment system. You should look up the planners report on the website and see what exactly they say, or ask whoever did the percolation test to review it.
