AWOL Architect

    I had the planning approved about a year ago for a house to renovate and extend. It all went fine up to the point of getting the planning and then hit a roadblock trying to get the work done at the right price.

    Anyway fast forward to present and I’ve eventually found a builder and agreed a price etc. Now I’m trying to get my architect to submit the commencement notice and provide build drawings(?). I had spoke to him in about 10 months I suppose and now He won’t answer any calls, texts emails etc and I’ve pretty much given up trying to contact him now.

    I spoke to another architect who said that if I can’t get him I’d have to pay to have the drawings done up again as they are required to submit the commencement notice .. does this sound right do you think ? Also are you required to have an architect/engineer oversee the build and sign off at the end or is this just advised ? Thanks for any help.

    Yes it’s about 30sq meters.

    You can submit a conferment notice without documentation, and therefore don't need drawings for it.

    The options I have online (localgov.ie) are ..

    NEW COMMENCEMENT NOTICE WITH COMPLIANCE DOCUMENTATION
    NEW COMMENCEMENT NOTICE WITHOUT COMPLIANCE DOCUMENTATION
    NEW COMMENCEMENT NOTICE WITH OPT OUT DECLARATION

    All of which specify “General arrangement drawings” .. what would this consist of ? and also the name and email address for each ‘role’ in the project .. role ? there’s only the builder ?

    that website is fcuked ... if you pardon my language.
    it has been assembled by someone with no understanding of the legislation.
    (b) Commencement Notice without documentation (generally known as a Short CN )
    – Only the CN form is required (a site location map is required for works which don’t require planning permission)

    there is NO REQUIREMENT for general arrangement plans, or the engagement of a design or an assigned certifier with a CN without documentation.

    ring your local Building Control officer to complain about the BCMS set up... or get your agent to do it.

    did he give the builder drawings for pricing ?

    What drawing will have to be ‘done up again’?

    I was told I’d need original construction drawings for the commencement notice but I don’t think that is correct now.

    So the builder priced the oriogional architects construction drawings, and then you selected the builder and agreed the price/works to be completed?

    ie the arch prepared a detailed set of drawings separate to the planning drawings?

    Yeah, I've pretty much asked this "surely the drawing I have will do?" so still working on it !

    after ten months - noting the arch was not engaged for tender negotiation/award - the arch is not answering your calls

    Suggest you ask the newly contracted arch to request the tender drawings? If the original arch isn’t interested in completing the project, it would be seem reasonable they would release the tender drawings - assuming you paid? and yee parted ways amicably?

    I paid for the drawings and he had no problem with me getting quotes myself, we had agreed that once a builder was found he would oversee the work, but now he's ignoring all calls, texts email etc so AWOL is what I called it but call it what you like.

    Register on the BCMS and do the commencement notice yourself! Are you sure you needed PP in the first place as its only 30 square meters?
