Structural Survey / Pre-Contract Survey

    We have recently gone Sale Agreed on a detached property in Co. Monaghan.
    Next stage is to get a Building Survey done.

    The house was constructed in 2004, and its a 2-storey timber frame constructed, 4-bed house and approx 2700 sq/ft.
    Visually, we ourselves have not found any mayor structural issues/problems with the house. The house appears to be well build, and well insulated (BER B3), only thing I've noticed is the workmanship on some of the carpentry work could be better, but we can sort that after we move in.
    What type of survey do we need the surveyor to do, just a visual walk-through survey or a more detailed structural survey.
    Also, price should we expect to pay for the (A) basic visual survey (B) Detailed structural survey.

    Walk through Survey - €400-€500. It can vary from Type 1 to Type 3, all visual.

    Structural - €xxxx plus the costs to repair any openings, break outs, destruction of finishes as you cannot carry out a structural survey without exposing the structure of the building.

    I’ve never heard of the Type 1-3 for walk through surveys. Is this detailed somewhere as to what’s in each?
