land register 12 years!!

    a friend of mine has came across a letter he received from solicitor he misplaced just after the date, went into depression after 6 of his close peers committed suicide and another few more he went to school with , then the crash came, no money or hope. Hes now in a better place for the last 3 years.

    The letter stats that his deed of transfer has been returned stamped by revenue however, we can not attend registration of same in the land registry untill our legal fees and outlays in the matter have been discharged.

    This letter is 12 years old!! Now hes very worried it can cause him alot of un needed stress at his time of recovery. Does anyone here know how bad this is for not getting this seen to back then.

    Hopefully the worst is that the registration hasn't yet happened but that when he pays the fees, it'll be progressed?

    I would agree with Mod’s post - needs to see the solicitor. The legal fees for land registration were and are a routine part of the overall legal fees when buying a house and aren’t scarily big. The property will simply remain unregistered in the meantime ( a lot of property around he country in this situation) It only becomes an issue if the land is to be sold and would need to be registered first.

    The time lapse isn't an issue, did you friend inherit the land and from whom, what value was it at the time, the legal fees will not be big but there could be an inheritance bill, a little more detail is required.

    bought to build, finished the build but lots of debt, depression etc..
