Advice on plans

    The front of the house will be stone. Very little room to manouver as this is what planning was granted for. Can’t picture the main bedroom as the only place for wardrobe leaves no space for tv, the kitchen layout will be hard with the windows. I would love to make the bathroom bigger and bedroom at the end smaller but doors don’t allow. Do u all think layout looks ok. Roof has been left suitable for conversion subject to planning in the future (not able to do now with our budget)

    switch bedroom 1 and bathroom, make ensuite narrower than 3.2m
    TV in bedroom can be put on the hallway wall: 60" 4K curved screen.

    Regarding the bathroom: i’d switch the bath and toilet, put the bath long ways under the window

    An architect once told me she always avoids a direct view of a toilet from walking past an open bathroom door

    The sitting room is tiny 3.6 x 3.45 take the fire place and the door swing out of this area and will struggle to get 4/5 people seated in it. I would look at removing the wall between the dining and the sitting room and incorporating the sitting room into the kitchen/dining gaining the corridor space. I would prob switch the location of the dining area and the seating area also.

    As BryanF said were is North is would help alot also.

    House is facing North East so bottom left point of the Dining area is facing north. The bed in the main room will be on the wall to the right as i wouldnt like headboard at the window. Ground works wise would I need to get new plans drawn up to switch bathroom and bedroom? Id love to make ensuite narrower and move bedroom door down to make bathroom bigger

    One thing, your double doors off the dining area lead to a northerly aspect. You will not have direct sun on your patio or whatever you plan for that area. It could potentially be rarely used as the sun would be at the other side of the house.
    Could you 'swap' the kitchen and dining to the other side of the house? You would have the sun traveling around that area all day, which would be beneficial in well used rooms such as the kitchen and dining area. You would also have a sunny patio off the dining area double doors.

    +1 to the above, my friends house is the same as yours, kitchen, dining & living room are at the northern side of the house. So dark, kitchen Lights are on most of the time.
    Also, in the good weather, we just spend the whole time walking around the house to site at the side under the ensuite, where the sun is.
    I know if she could she would flip the living & sleeping areas of the house.

    Hot press: what is the extra space for?
    Your utility is a hallway and of no use to use as a clothes drying area so install a washer and dryer or steal spaces from the hot press and kitchen.
    What size are the units in the utility and in the kitchen?
    Kitchen Where is the cooker and fridge and dishwasher going?
    IMO unless you are going for a range get ovens/grill installed at counter hight and a separate cooker top.
    You spend more time cooking than washing so I would put the cooking area in the island otherwise the cook has their back to company. If you do this have the rafters in the correct direction for the extractor venting outside.
    Sitting room loose the fireplace and replace woth a stove preferably on the outer wall. At the moment it's risking becoming a hallway to the front door.
    Don't plan on a sofa in a window unless its north facing you will be blinded looking there on a sunny day.
    I agree with moving bedroom one and the bathroom as it puts the private spaces in one end of the house, you could also steal some space from bedroom 2 to make it a double.
    if you cant move the bedroom door to the hot press and swap the shower to the other side and move the bathroom door so from the front hall You are looking at a wall rather than open doors.
    The bedroom and bathroom doors swing the wrong way IMO.
    Bedroom 3 make the back wall a walkin wardrobe and put the bed against the new wall or the stair wall.
    Why do you want a bigger bathroom?

    Was thinking on the wall above the fireplace and then just l shaped couch, I think the idea above with switching sitting room and dining maybe a better idea? Would leave out fireplace altogether if I could I think it takes up too much space for something we will probably never use

    Obviously, a lot of this is your own preference and how you anticipate using your rooms. Regarding the sitting room, I think it's nice to have it separate and the fireplace and TV beside each other so that you face both when seated. It's your call if you think you need a stove/fireplace. I like them and love to light mine, but I know others who dislike the mess and effort!
    You really need to think of where you want everything and have the locations selected. I find this helps with planning furniture buys and how you use your house.
