Buying a site with planning

    Ive identified a lovely site that would be in budget for me. I would like to downsize as i live in a large 2400sq ft house on my own and dont really need all this space. The site im looking at would have planning for a large house however the sellers say they could re-apply to downsize it for my needs. The site is in a location thats not under strong urban development. My question is, with the site not USUD, would i still need to show i have a need for this house if i was to buy this site or would it be a case of sell my own house, buy thi ssite and build away like it was all them years ago.

    Depends on the site, it’s location and what council it’s in.
    Does the original permission have a local needs clause?
