Planning approved but need detailed builders drawings

    Hello,

    I have got planning approved but when i am engaging builders for quotes they are asking for detailed building drawings. I havent got these off the draughtsman who did up the planning drawings and he said he doesnt do them as the builder builds off the planning permision drawings. i am new to this so not sure what the next step should be. should i engage a third party draughts man for detailed builders drawings

    Are you self building or through contractor.

    Most blockies should be able to go off planning drawings if they are not septically bad.

    Don't even try to attempt this. It's a recipe for disaster and you will almost certainly end up with a house that does not comply with the building regulations. Not to mention the lack of attention to good building detailing.


    You need to engage someone who is experienced enough to provide you with a detailed set of drawings and specifications that show how a high-quality, building regulation compliant, house can be build which matches the bare-bones drawings that were prepared for planning permission.

    The planning drawings won't show the blocklayers what thickness cavity or what type of insulation is necessary to meet the building regulations!


    Nor will it show what type of foundation to put under said walls!

    Standard procedure so don’t worry too much about it.
    The only thing I can say is the draughtsperson should have told you f the start so you could budget properly.

    First off, are you building an extension or a new dwelling?
    Engage an engineer to turn the planning drawings into structural drawings so the builders can physically construct the works.
    You will also need to think about insulation and air tightness etc

    thanks for the advice, its a two storey extension to the right hand side of a terraced former council house in Dublin with a 25 square meter single storey extension to the back for a kitchen diner

    all those details are actually on the drawings, what they are missing is pipes electric points radiators internal fixings etc

    Many don't - I had assumed the OP didn't but I see from the post above that he did. It's rare, in my experience, that the planning drawings have sufficient detail to build the structure - particularly the concrete and steel sizes, connections and locations.

    And it's even rarer for the planning drawings to have mechanical and electrical details to allow construction.

    These details were all inclusive with my engineer for the planning.
    At the time I toke no thought to it, Suppose ya dont realise how good ya have it till others show what they dont.


    mechanical and electrical details were done at a later stage.
    Going back to OP, is your blocklayers looking for this or the contractor?

    the contractor who i engaged with is fine with it as is but i wanted to engage other contractors to get a number of quotes as i havent signed up for anything at this point so i want to see what varying prices for the full job i can get.

    a number of other contractors i talked to wanted more detailed drawings

    I would be worried about a contractor who would build off planning drawings. Granted you are talking about an extension rather than a new build, but my experience with the latter so far has been that the whole process is vastly more complicated, detailed and expensive than it used to be.

    That's an M&E Plan, Interior Design plan in my opinion.
    You may have to pay the relevant professionals to do this, or indeed go back to the designer and ask them to quote to add it on.

    These details certainly wouldn't be normal for a planning application contract with whoever does the planning stage.
