    Hi, not sure if this is the correct thread.

    My parents are living in a property they own the last 25 years. The neighbour made a verbal agreement with my father when we moved in, to allow him certain amount of land at the rear as he was intruding slightly on the front of his. It's just the two properties on the land, no other homes there.

    my question is, if my parents want to sell or build, they will need to get somebody out to mark out the land and boundries? does a verbal agreement count for anything? also, how much is the cost of this?

    if you have the use of it for over 12 years or possibly more can't fully remember then you have adverse possession so it becomes yours if you can prove so.

    Cheers, yes was over 20 years ago now. My parents are considering selling or at least sorting out the boundry officially in case problems arise. Don't know why they took so long but I guess afraid of costs involved..

    Trying to prove adverse possession is hard work at the best of times - but this possession is not adverse - it is agreed.

    So all that needs to be done is to rectify the land registry maps associated with the two dwellings to match the situation on the ground.

    Your parents will need a solicitor to process the job and either an engineer or surveyor to prepare the relevant maps. Obviously the neighbour will need to sign to confirm that he she agrees to the rectification.

    Assuming no arguments arise and the mapping is relatively simple the whole thing should cost somewhere between a few hundred euro and a grand. (P.S. I would be miffed it it was as high as a grand but I'm not sure what solicitors are charging these days.)

    Shop around for the most cost effective balance of service and price - the cheapest is not always the most cost effective!
