Building an extension

    Hi all
    so recently I came back from the bank, and they are willing to top-up my mortgage.... yay

    Before I ask builders for quotations I started drawing plans for my new extension.
    what I need is 1 bedrom, 1 office, and shower with some space in the bathroom for boiler, washing mashine and tumble dryer, also tv/playstation area for kids will be useful and on the top of this open plan kitchen, dining and living area.

    New extension will be just below 35 sqm - 6.5x5.3m to the back of existing
    standard 3 bed semi detached house.

    I'm looking forward to hear some opinions on the drawings, and ideas on improvements P)

    marked in black is existing back wall of the house
    in red - load bearing walls
    in yellow - new walls


    extension will be of course one storey with flat roof, and two roof windows, one over a kitchen island, and second to the right - close to the corridor


    I'm wondering how much it will cost me to build extension and re-arrange existing interior up to the builders finish.

    as for windows I plan to have sliding door - 2.2m wide, and 1.5 meter wide window panel same height as sliding door.

    I would budget €65K with an another 5k for a contingency fund

    What are the dimensions of your back garden before and after the extension?
    I would budget 70-80k finished.

    I’ll be left with tiny garden unfortunately ~40sqm - good enough for bbq ;)
    70-80k is bit too much I hope I’ll do some work myself that should save me few quid

    I would say 70-80k is low water money, assuming you are not moving the old kitchen, getting a new one with new appliances, the kitchen fit-out could be 20-25k alone. 70-80k is achievable provide you are choosing the bottom end or close to the bottom end on everything, if you have stone counter tops and expensive appliances, fixtures and fittings in mind id say you will be exceeding that estimate.

    Luckily Ikea kitchen is my wife’s choice an is much cheaper :) ( and it comes with 25years warranty) + I’ll be able to assembly it myself

    What about my drawing? Anything that could be changed to improve day to day living?

    ( bedroom, office and a shower downstairs is a must)

    Hi, anyone recommend a suitable person to look at our house, and propose what type of extension may work, I know a builder can suggest things, and we cant afford Dermot Bannon, so someone in between.

    25 years for defects in materials and workmanship. Wear and tear/accidental damage is not covered so don't think it's anything like a guarantee the kitchen will last 25 years
