Attic conversion with low roof

    Hi there,
    We are looking at converting our attic and would appreciate some advice.

    Is it worth getting an architect and structural engineer team to do drawings to ensure optimal position of stairs, rsj beams, ensure space is fire cert compliant and meets regulations? Can anyone recommend anyone? Or give eatimate of cost?

    We have encountered a few obstacles and would like to her your feedback...

    Space for stairs to attic is tight... we think they may have to go into one of our bedrooms to put stairs in. By completing drawings i would hope it would optimally place stairs to minimise floor space lost in the bedroom. Anyone have experience of this?

    Roof is quite low, with insulation it will measure approx 1.9m in height... is it worth putting a bathroom up there with this in mind?

    We want two rooms up there, as it is a fairly large space! We live in South Dublin CoCo. What is the position of SDCC on velux windows? Can you put them to one side AND the rear of the house? Or just the rear?

    Any feedback welcome, as well as engineer/architect recommendations and possible contractors.

    By the info provided, I think you’ll struggle to meet any habitable Regulations.

    There are still options with regards enjoying the attic space.

    Structure
    Fire safety

    Do you want Velux windows or a former window?

    We were hoping not to have to go the planning route so velux... also think dormer windows would be objected to as overlooking too many houses.
