    Thinking of building on family land what are the first steps in planning process?

    Do I need to get plans drawn up first before arranging a pre planning meeting or arrange the meeting first?

    You should go for a pre planning first with some idea of what u want....theres no point putting effort into pp on a site only for the planners to tell you that it will be ribbon development for example...

    You won’t get a pre planning without plans so it’s a bit of a chicken and egg situation.

    I’d get a map of the site. Get someone to roughly place a block on it to where they think the house will be.
    Get some samples of house design in the area that you like. Check the development plan for the area as sometimes they list what they want to see.

    Then go see the planner.

    IMO bring arch with you. The only sh1ty planning applications I’ve dealt with are those where the client told me they’d spoke to the planner ‘planner said we’d get planning’..
