    hi all.
    looking to buy a small place, it's 33m2 and has been rented out as a 1 bed in the past. is there any legal issues buying/renting out a 1 bed that is less than 45m2.

    Is this a house or an apartment?
    Where is it?
    Does it have legal status? Planning?

    it's a terraced house in the city. tiny but has a back yard. I would guess an ex council house from the 50s. is there any reason why property couldnt be rented out due to size, it hasn't been rented for a while due to condition.

    Nope, no reason that I know of as long as it’s original and in compliance with planning etc

    By that I mean, it hasn’t been created in the back garden of another house or similar.

    33 Sq. M sounds quite small, is it single storey?
