Estate Agents fee

    Hi -

    If I am selling a two bed Terrace - would I be correct in thinking that an Agents fee would be in the region of 1.25% - 1.5% plus vat plus brochures and advertising ?

    and

    suppose the Agent had sold a neighbors similar house and suggested that a person who failed to secure the neighbors house was prepared to make me an offer which I am happy with - what would be a reasonable fee for the Agent be ?

    Did the estate agent introduce you to the prospective buyer? If they didn't then they don't get any fee, if they did the fee is always open to negotiation and they did very little work so should get a low percentage and nothing for the brochure etc.

    Seems very high. I very recently sold a house in Dublin and negotiated 1% with the biggest estate agent. :cool:

    From dealing with Dublin guys this year for a family member, 1% plus VAT was the lowest and 1.25% plus VAT seemed to be the norm in the D11 area.

    I think the going rates are higher in rural areas due to lower properry values and lower sales volumes.Dosent make sens for an EA to be charging 1% on a €150k property in the sticks that could be on the shelf for months and months

    Thanks for all your thoughts on this - Perhaps the most appropriate option for an Agent who does no marketing etc. is to negotiate and introduction fee for introducing the buyer !

    Also look at some of the new hybrid agents such as Moovingo and Moove etc who charge a flat fee which works out significantly cheaper than the traditional 1-1.5%

    Before moving to Ireland, we sold our house in the UK using an online estate agent for a flat fee of £800. They put the ads onto the leading website, and we did all the viewings etc. Sold the house and saved a fortune (UK fees 1.5% ish). In Ireland sites like Daft let you advertise directly meaning you could advertise your house from as little as €300. At that price it's surely worth taking a punt? you can always try an agent a few months if you are unsuccessful?

    1.5% tops and negotiate. Would be surprised if anyone paid more than this.
