Shop Front - who is responsible for repair

    Hopefully this is a simple question, Small shop front is in disrepair, the tennant has being renting it out for 15 years, Is there any responsibility/Part responsibility on the tennant to pay for the repair? or is it entirely up to the landlord (to have maintained it) and repair it now :) Thanks, asking for someone else.

    Shop lets are normally FRI but it's totally down to what is in the lease. We have a shop where the paint work is looking a bit tatty after 7 months and the landlord has offered to pay half the cost I wouldn't have expected that though. After 15 years I definitely wouldn't be expecting any contribution towards it. When you have a shop maintenance costs should be budgeted for.

    Thanks for the replies :) There's no contract, this is my aul lad we're talking about :rolleyes: (Small town)

    Jimmii, you're saying it should be totally down to the tennant to cover the cost of what might be the entire replacement of the shop front (Had a closer look, it's worse then I thought)

    Ah thats tricky then. When there is a lease in place that should always outline where responsibility lies. For us the shop front and everything inside is us and the rest of the building (roof etc) is the landlord. Both parties are obviously going to want the other to pay as much as possible!

    Perhaps get some quotes and see just how expensive it's going to be and take it from there. Have there been no other maintenance issues come up in the past at all?

    :) No, no other maintenance issues....Something my aul lad doesn't believe in.......I'll get quotes from the shop front specialists who put this place together origianally, god knows how much they are going to charge in the current climate

    That's just a wooden surround attached to the shopfront.

    They are not hugely expensive and easy to affix.

    Imo it's the tenant that is responsible for the upkeep. However if the tenant has done standard decoration and and the front has simply aged, then it would be the landlord that is responsible.

    In a lot of cases it will also depend on the length of lease and relationship between tenant and landlord.

    But I'd be surprised if the cost was much more than €2500 aa these are machine made and simply fixed onto the wall.


    Call a carpenter or a decent painter and ask their advice - you might find that with some wood treatment, a couple of coats of primer and some fillers it will be fine.

    WoHoo, thanks to this website I found there is potential to get a Grant for the ShopFront.
