    Expensive and difficult to get planning. Although there are some around alright. Ours is modern but I’m not posting a photo 🀗

    Thanks. I've read the Meath and Cork design guides and I've seen bungalows that contravene those guides. Is there a big bias against more modern designs?

    Yes, & people generally can’t afford to stray too far from the vernacular, this generally comes from them not willing to spend on design phase, as well as unrealistic construction costs

    Is your budget 300k/600k/1m/5m?

    is the site urban or rural?

    What is the vernacular / precedence in the immediate area?

    Building my two story,
    I went boring and straight forward.
    This way, I didnt have to research new methods of how was I going to do this corner or that wall..

    Every builder knew what they were up against before they started and I ran into absolute unforeseen problems.

    I think this is the main reason people dont do modern buildings. Besides cost of course

    While we had issues with planning it wasn't anything to do with our house being modern.

    I think in general Irish tastes are still more traditional- and there's still a desire for bigger houses (i.e. it's a priority over being modern/design led and even over things like airtightness). And like mentioned- most find the cost of an architect a luxury (we thought the cost was crazy initially but now we realize we got a decent deal considering how happy we are with the design and how much work was put in during the build- not least our architect not letting our builder change certain things as they were easier for him).

    We definitely incurred additional costs- extra glazing, cladding, small issues with insurance (even though we have a mono pitch roof loads wouldn't quote). We kept the size modest though as we did have a tight enough budget- large by dublin standards but small by rural/suburban.

    Same here. Although we didn’t retain architect for build phase. Architect fees are a huge cost not covered by mortgage and a lot of people just don’t have it or don’t see it as money well spent.
