Small Extension Dublin - Next step advice please

    I have obtained Section 5 permission with the assistance of an architect to convert a garage, demolish existing boiler house and cloakroom and replace with shower room, utility room and small garden room, at the side/back of my property.  The architect simply doesn't believe it is cost effective for me to continue to engage their services due to the size and type of the project, my budget and their costs.  This is their professional opinion. 
    I have asked a number of builders for estimates and have obtained same.  I am at the position to make a decision on the builder now.  Due to escalating costs, I plan to leave the garage conversion part of the project to a later date.  
    I now need to know how to move forward.  
    Should I employ a QS to over-see the costs.  One of the builders has given very detailed costs, shall it cause problems if I now say I am going to employ my own QS?  As I have no experience in building and cost management and administration I would prefer to have an expert to guide me through the process.  Has anybody any idea on costs for this service and could they recommend anyone?
    Finally, should I need to engage an Architect at the end to sign off the project, and if so, will I be able to get one, if I don't have somebody engaged throughout.

    Sounds to me as if you need a trusted experienced builder.
    And important you educate yourself on building regs and tech. Etc to make sure all done proper.
