Buying house - attic conversion

We are currently looking at buying a house and noticed when viewing it that the attic has been (mostly) converted. A velux window has been put in (back of the house), the walls have been plastered (not painted). We had a carpenter friend look around with us when we were viewing the house and he just happened to look into the attic and saw the room up there. The EA did not mention this room, nor did she know about it.

Our friend mentioned it didn't look like it was done very well and muttered something about RSJs and said we should look into it before proceeding with the sale.

I was just wondering if there is some sort of compliance cert we can ask for, or other paperwork to show that the conversion was done correctly?
We have not yet had the surveyor out to look at it, but I imagine it's something we can ask him to look at?
