    Hello,
we went sale agreed on an ex council house in Co Louth.
We just received the contracts after waiting for weeks on the title deeds.
Now it turns out that they don't hold the freehold for the house. The application has already been made but nobody seems to be able to tell us how long this is going to take.
Are we talking weeks, months, years?? Is there a chance they might not be able to get the freehold? Is there anything that can be done to speed up the process?
The house was built 1960 btw.

    Thank you!

In Dublin at least it's extremely easy to get the Freehold. We've just bought ours, with a small title issue that was 'parked' for the princely sum of €174 and change which included a €140 Land reg fee. If you've a long time to go on the lease there is absolutely no urgency to it. The only issue will be that the sale (of the house) will have to be approved by the council at a meeting which might delay things by a week or so.

Anything over 70 years is considered good marketable title by the banks.
