can anyone tell me if it is normal to give an estate agent a copy of your aip letter for a new build purchase?

I did after giving over the initial booking deposit. Afterwards they sent on floor plans etc.

Yep, they generally want proof of finance to weed out time wasters.

If you're not comfortable with showing the AIP get your solicitor to type a letter with something along the lines of "X has finance secured to close the sale of amout 'insert sale agreed price'". Worked for us.

We did and just blanked out the amount we were approved for.

You are buying a new-built, there will be no biddings, an agent wont increase the price just because you could afford more.
