Need advice from builders out there

    This gaff has a weird layout downstairs. How much would it cost to join the kitchen, utility and small adjacent room into one big kitchen? Bear in mind there is a boiler with lagging jacket etc slap back in the middle between the office room and kitchen.

    Also in the living room there is a weird trinagular shaped chimney breast with inset stove. Could that be flat against the wall instead without losing the chimney altogether?

    Not sure how much this kind of stuff costs.
