Garage conversion not compliant with building regs

    Hi there

    In the process of buying a house and an issue identified with the garage conversion.

    It does not comply with building regs for a habitable room but does so for a non-habitable room. The room was advertised as a play-room when clearly it shouldn’t have been.

    The main issues are the roof is not high enough and the door would need to be moved so that it’s not off the kitchen. It is also likely that it will need planning permission to make it habitable.

    I’m annoyed by this and wonder what we should do.

    Could anyone give a very ballpark figure as to how much would cost to make compliant?

    My thoughts are to either:

    1) offer a reduced price for the property
    2) accept it
    3) walk away

    If anyone has any words of wisdom I would be very grateful.

    The usual and most correct thing to do is have the vendor rectify the situation before you buy it. Let them fix it - it's not your problem.

    If you are getting a mortgage to buy the house the bank, in most cases, won't let you buy it unless the situation is regularised in advance.

    Not necessarily. Subject to criteria, conversion of an attached garage can be exempt.

    Thanks for your response. In answer to your questions.

    The room is classed as an inner room and would need be moved to be off the hall according to the architect.

    It would need planning permission as it would bring the total floor area over the 40metres as previously had an extension out the back.
