Planning Search Fees Limerick City

(Apologies for duplication, sent here from Accommodation & Property)

    Grateful for any advice.

My solicitor was quoted 240+VAT by a third party to carry out a planning search for a property in Limerick City for a mortgage drawdown.

Can anyone recommend someone a little cheaper to carry out the planning search? House is 1940's in the city area so archives aren't digitised I believe.

Alternatively, can anyone confirm that thats the going rate in Limerick area?

    Thanks

The person carrying out the search has to ensure that they search every available avenue with regards to the site. Some are available online and some are only available at the public counter in the council and some will be in archive that will incur a retrieval fee.

This person then has to compile all the information as copies cannot be taking from the council for Data protection in older cases.

Then this person has to be covered by PI insurance which you will claim against should anything be wrong, so €240 plus VAT for maybe 2 days work seems very reasonable to me.

It's not unreasonable OP assuming you are getting an "Opinion on Compliance" as a result of this search.

FWIW the retrieval fee at a council near me is €63.50 on it's own. Some charge less - I have no idea what it is in Limerick.

Doubt an opinion on compliance along with a planning search can be offered for €240 plus vat. Seems way too low.

I was forgetting the cost of a visit to the site kc - yes 240 + VAT would not get a professional out to check the site in order to compare with the retrieved planning files.

    Hi Kceire and Metric Tensor,

Many thanks for your opinions, I'll tell the solicitor I'm happy with the price so.

There'll be no opinion of compliance, I think its simply to go to the planning office, retrieve the non digitised planning files relating to the property and report back.

In limerick city the fee is €30 for retrieval.

How many files have to be retrieved?
    Does the 240 include this?
