Help - is this a reason architect fee for extension?

    Hi, our house is in Dublin 14, which is a typical 3 beds with a converted garage( our garage is connected to our neighbor’s garage)

    We want to build another bedroom + ensuit on top of the garage, and since we are going to up lift the roof we also want to decorate the attic(but afaik this doesn’t need planning) . These 2 are what we want to build.

    We found an architect from reference and he gave us the quote like this:
    -Survey on site and preparing drawings “of existing” - €1250
    - Preparing design drawings - €1550
    - Preparing all planning documentation - €2100
    - Tender documentation - €2650
    Total excl. vat - €7550

    We are not very sure if this is a good price for doing this type of extension. It looks expensive to me. Can someone help us please? Thanks a million in advance.

    What about structural inspection of exist8ng foundations.
    Then, construction design, inspection and certification?

    It's pretty reasonable for Dublin I'd say but I'd be fairly sure it only includes up to tender stage and you will have to pay extra for site visits and certification during construction.
