Valuation query

    Hi all,

    We recently put a booking deposit on a new build and have gotten our loan offer pack based on the purchase price provided by the developer etc and are due to sign contracts in the next week
    However! The independent valuer has told us that he cannot find a comparable property in the development and that our house is priced significantly higher than other houses in the development (despite being essentially the same type of house, same square foot etc)
    So now we have had to go back to the developer to ask for comparables etc
    Has anyone else ever been through this situation and how did it work out? Thanks very much

    Where's the development?

    Is your valuer an EA? Phased pricing means there are never exact comps so we have to extrapolate from similar properties in similar areas.
