Mortgage rates

    Hi, my fixed rate is up in August, I have had my mortgage for 3years. When I signed up I got a lump sum which committed me to 5 years or I've to pay it back. As I am three years in, if I decide to switch mortgage providers, do I pay a pro rata amount or the full sum I received? Secondly,the reason I'm considering switching is that I'm disappointed by the current rates. Ulster bank have a 2.6 rate I would be entitled to, kbc have similar, however the lowest I see is 3. This makes a big difference especially over the coming years and I'm reluctant to stay with bank of Ireland past the 5 years which they seem to enforce if these rates continue, they're not competitive with the other banks and I'm wondering why?
